WHAT DOES A BUILDING SURVEY INVOLVE?
A building survey is a thorough inspection that investigates the condition of a property. The surveyor will inspect the visible and accessible parts of the building, including inside the cupboards. A building survey report is a very detailed report and includes expert advice on how to address the matters mentioned in the report. The surveyor will check if any damp or hazardous materials are present as well as assess the timber and roof conditions.
Whilst a building survey or homebuyer report is the most in-depth property report survey that’s carried out, there are other less detailed options. These include a condition report, which is the most basic level of property survey that can be carried out, and a homebuyer report, which looks for more serious structural problems but still isn’t as detailed as a building survey. WHEN SHOULD A BUILDING SURVEY BE CARRIED OUT?
Ideally, you should a book a building survey or homebuyer report in Essex once you have made an offer on a property, and it gets accepted. Whilst it’s possible to arrange a survey before you have made an offer, it’s usually better to wait. Any offer you make on a property isn’t legally binding until you’ve exchanged contracts with the seller and paid the deposit. The survey will identify any structural problems or defects and it’s generally understood by everyone involved that any offer made before the survey is carried out is subject to change should any costly issues be found.
The seller may offer to rectify any issues before the sale rather than reduce the price of the property. Since your offer to buy the property is legally binding once contracts have been exchanged, it’s important to survey before the exchange takes place.
