Purchase Ledger / Property Management Accounts

Location:              200 London Road, Southend-on-Sea, Essex, SS1 1PJ.

Hours:                   8.45 am to 5.30 pm Monday to Friday less 1 hour for lunch each day.

Holiday:                28 days annual leave per year (including bank holidays) rising with length of service.

Salary:                   A competitive salary package based on skills and experience.

Client Accounting – Purchase Ledger

  1. Coding purchase ledger invoices
  2. Obtaining approval for invoices to be paid
  3. Data entry for approved invoices onto purchase ledger
  4. Scanning ‘paid’ invoices and receipts to accounting database to include service charge and landlord accounts
  5. Dealing with queries on utilities to include void periods and disputes

Client Accounting – Statements to Landlords

  1. Checking disbursements on Landlord’s statements
  2. Collating of receipts and vouchers for submission to Landlord’s

Client Accounting – Receipts

  1. Identification and coding of amounts received for posting onto database
  2. Posting of cash onto database

Client Accounting – Maintenance of Database/Other  

  1. Updating the database generally
  2. Filing of records as appropriate once processed
  3. Raising charges both periodic and additional/ad hoc
  4. Ad hoc jobs as they arise
  5. Filing/scanning/general administration
  6. Holiday Cover

Requirements

Previous office/accounts experience is essential.

Experience in purchase ledger accounts desirable.

Ability to use Excel and Word desirable.

The successful candidate will need to demonstrate attention to detail, initiative, be willing to learn and have the communication skills to deal with any enquiry and, finally, be able to work under pressure.

THE POWER OF INTERNET SHOPPING MARCHES ON?

How many of us question the rationale of actually spending time going to the High Street, when the internet serves us so well?

That is a question that many of us will be asking ourselves as lockdown eases.   Retail has certainly changed since the pandemic, and if our High Streets are to survive they must do the same.

I had cause to visit Southend Town Centre as non-essential retail re-opened their doors,  there wasn’t a parking space to be found. Nationally it is reported that footfall in our High Streets in the first week of ‘normal trading’ was up 648% on the same week last year. We were, of course,  in complete lockdown a year ago,  so that shouldn’t be a surprise. However it is good to know that shoppers are deserting their ipads and returning to the High Street.

Perhaps an indicator or just how difficult High Street retail has become is the fact that outline planning consent has been obtained in respect of the Eastgate Shopping Centre , Basildon to demolish 50% of the existing 750,000 sq.ft. of retail space to provide a 2800 residential led scheme.  Some 150,000 sq.ft. of space would remain as retail, workspace, leisure and beverage.   Whilst schemes such as this could be seen as bad news for retail, conversely they should provide  leaner and more vibrant town centres. If the Eastgate proposal happens, and I am sure that there will be others of a  similar ilk,  we can only hope that they will bring much needed new life to our town centres.

A GLIMMER OF LIGHT AT THE END OF A SEEMINGLY ENDLESS TUNNEL...

We do hope so.

The announcement of extension of 100% business rates relief for eligible leisure, hospitality and retail until the end of June is good news, coupled with a reduction by 66% for the remainder of the fiscal year.

Small business rates relief for premises with rateable values up to £12,000 remains in place, and coupled with that an estimated three quarters of a million businesses will pay just 25% of their normal rates bill for the tax year to April 2022.

These measures , together the prospect of the gradual lifting of lockdown there is the prospect of brighter days ahead for 2021.  We must all stick to the rules, and to quote a very prominent scientist – “don’t wreck it”
