If you are considering buying or selling a property in Leigh-on-Sea, you will be keen to learn about local market conditions, property prices and what homes are most in demand…

Here We Take a Closer Look at Leigh-on-Sea

Huge Demand from London Buyers

Many buyers in London look to escape the hustle and bustle of city life and our data shows a large number of these buyers target Leigh-on-Sea as the “go to” area.

There is plenty on offer in Leigh-on-Sea to entice prospective purchasers such as  Ofsted rated outstanding schools and grammar schools, a vibrant fashionable Broadway for shopping and dining out, Leigh old town with it’s famous cockle sheds, Belfairs woods and golf course and so much more!

Compared to their London home, Leigh-on-Sea appears to be terrific value (more on this later), what’s more, Leigh-on-Sea is on the C2C railway line and commuters can be back in Fenchurch Street in just under an hour.

House Prices on The Up

Research from the property portal Rightmove shows that Leigh-on-Sea seems to be one of Essex’s property “hot spots” with rapid house price growth increasing year on year for the past decade.

The average house price, according to Rightmove currently sits at £373,907 which is a huge increase of over 13% from just two years previously.

The majority of sales in Leigh-on-Sea last year were semi-detached houses which sold for an average of £397,371, whilst terraced homes fetched an average of £354,216 and flats achieved on average £243,989.

Interestingly Leigh-on-Sea is immensely better value than that of our typical London buyer’s current home.  If you take, as an example, Upminster (the nearest town to Leigh-on-Sea that the typical London buyer relocates from) where the average asking price of an equivalent semi -detached family home would be a whopping £546,240 and the further towards London you go from here, the more expensive the property becomes.

It is no wonder then that Leigh-on-Sea appeals to the London buyer on so many levels, but it isn’t just people from the capital coming here. Leigh-on-Sea is also popular with people moving here from closer areas all telling us they want the better schools, the lifestyle and the buzz that the town offers.

Research shows that a large proportion of these people are either second time buyers with young families or older couples looking to retire here, so if you are looking to sell, these demographics are your target buyer.
