A Schedule of Condition is a detailed document that records the state of a property at a specific time. Often requested at the beginning of a lease, it provides both photographic and written evidence of any defects, wear and tear, and the overall condition of the building. By clearly documenting existing issues, it helps landlords and tenants avoid misunderstandings about which repairs are the tenant’s responsibility, and which are due to prior wear or damage.
A Schedule of Condition survey can be useful in a number of situations, including:
In each case, a Schedule of Condition report provides a clear record of a property’s current state, helping to separate pre-existing issues from any damage that occurs during the lease or works. This helps to prevent disputes between landlords and tenants.
Our experienced surveyors prepare a detailed, structured report that’s tailored to the property. This normally includes:
A Schedule of Condition report combines written and photographic records to ensure the report is comprehensive, transparent, and easy to reference.
Our RICS-accredited surveyors have decades of experience in providing clear, accurate, and reliable Schedule of Condition reports for a wide range of properties. We take the time to inspect each property thoroughly, ensuring no detail is overlooked. Our reports are written in plain, easily understandable language and supported by high-quality photographs, making them clear, easy to interpret, and suitable for use in lease agreements or legal matters. This ensures both landlords and tenants can rely on the information to make informed decisions and avoid potential disputes.
Most inspections take a few hours to complete, depending on the size of the property. Reports are usually delivered within three to five working days.
Yes. Whilst not a legal requirement, a Schedule of Condition is highly recommended, as without one, tenants may be held liable for damage that occurred before their lease began. This can lead to costly disputes between the tenant and landlord.
A Schedule of Condition isn’t legally binding; however, it has legal weight when referenced in a lease or used as evidence in the event of a dispute between landlord and tenant.
