THE PROPERTY... This exceptional detached bungalow is situated in this quiet and sought after location on the Wick Estate about half a mile walk from Southend High School for Girls and Southend East railway station. The beach is about a mile and a half away as is Thorpe Bay Broadway, Thorpe Hall golf club and the tennis club.

The great feature of the bungalow is its space, with almost every room larger than usual.

From the porch you enter into a large reception hall with overall measurements of 14'10" x 11'10". The other thing that's immediately obvious is that all the principal rooms have high quality woodblock flooring, all of which looks in remarkably good condition.

The lounge stretches nicely across the rear of the bungalow with what may well be an original fireplace, patio doors and a huge wide picture window, looking down the garden.

The kitchen/diner has plenty of space for a four seat breakfast table, a large walk-in pantry and a floor standing gas fired central heating boiler. The kitchen was refitted about 35 years ago and is clearly in need of upgrading. There is a door to the side and another wide picture window looking down the garden.

Both the bedrooms are good large double rooms with bay windows but the main bedroom is most unusually large and certainly provides scope to add an en-suite if desired.

As you can see from the floorplan the bathroom, separate toilet and adjoining airing cupboard take up a substantial amount of room and there is certainly the benefit to re-arrange this into something very special indeed. We are sure the current turquoise suite will need to be upgraded.

Outside the front garden is well laid out with extensive crazy paving and rose beds with plenty of space for parking. The rear garden is certainly again larger than usual measuring about 76' x 44'. Although generally relatively low maintenance with extensive lawn and a patio there is a sizable vegetable garden at the end with a number of fruit trees. The whole garden is all well fenced with 5' and 6' fencing.

The garage is again just that little bit larger than expected measuring 18' x 8'6" and is certainly large enough for almost any family car. On the opposite side of the bungalow is a 3' sideway.

All in all, this a very well designed detached bungalow with a benefit of gas fired central heating and some double glazing but there is plenty of work needed to up grade the electrics, heating, windows, kitchen, bathroom and decorations. One very useful feature however is that there are insulated cavity walls, so heating costs should be able to be kept to a minimum.

These particulars are accurate to the best of our knowledge but do not constitute an offer or contract. Photos are for representation only and do not imply the inclusion of fixtures and fittings. The floor plans are not to scale and only provide an indication of the layout.
